Living in the Southwest corridor of the valley affords an oasis in the desert feel yet is close to an abundance of restaurants, shopping, and recreational activities. This area is bounded to the north by the I-215 beltway which offers quick and easy access to the Las Vegas Strip, I-15 for access north and south out of the city, and to McCarran International Airport. There is much commercial development along the I-215 in this corridor, which makes the southwest a hotbed of activity!
SOUTHWEST REAL ESTATE
Southwest Las Vegas Communities vary greatly in what they look and feel like and what they offer.
Guard-gated Rhodes Ranch is one of two planned golf course communities in the southwest and has its own waterpark. The lush 18-hole golf course designed by Ted Robinson, is a public-access course, and is picturesque with its many water features and mountainous backdrop. The approximately 2800 homes in this community range from about $300,000 to $650,000 on the golf course.
Just to the east of Rhodes Ranch is Nevada Trails, a smaller master planned community of about 1400 homes built solely by Pardee Homes ranging from 1400 sq ft to about 5500 sq ft. ($225,000 – $800,000). The signature 750 palm tree lined main thoroughfares and its lush drought-tolerant landscaping are the visual centerpiece of this community. This is a close-knit community providing residents with many community events, located alongside top shopping and every service you can think of.
Coronado Ranch located, again, just to the east of Nevada Trails is another master-planned community of homes. The largest builder of homes in this community, up to about 5400 sq ft., ($200,000 – $650,000) is American West known for their “basement” properties loved by transplants from the East Coast! Like Nevada Trails, this community sits just off the I-215 and close to an abundance of shopping and amenities.
In the area furthest southwest is Mountain’s Edge, a master-planned community made up of over 12,000 homes utilizing over 20 different builders offering a wide range of homestyles and floorplans from $200-000 -$800,000. This community’s main features are their signature recreational venues “Exploration Peak”, a 2,846-foot-tall natural mountain park at the entrance of Mountain’s Edge leading to incredible panoramic views of the Las Vegas Valley, and “Exploration Park”, an 80-acre western-themed park at the mountain’s base. This family-friendly community is a recreational, educational, and entertainment amenity unlike any other community in Las Vegas.
Located just west of I-15 in the southern foothills of Las Vegas is Southern Highlands, a gorgeous 2300-acre master planned community with 50 acres of garden parks, walking trails, tennis courts, baseball fields and lakes! It contains one of the nation’s top private golf courses co-designed by Robert Trent Jones, Sr and Robert Trent Jones, Jr. Housing consists of dozens of neighborhoods with a vast array of entry level homes (approx. $200,000 – $650,000) up to the prestigious guard-gated Southern Highlands Golf Club/The Estates community offering golf-course homesites from about $700,000 – $9,000,000.
