TIPS TO SELL YOUR HOME QUICKLY

The first month of 2020 is in the books — and what a month it was! January was the busiest January I’ve ever had in my career so far. And, it is still a very active market with no signs of slowing. Inventory is down and homes are selling fast. So, if you are deciding on whether or not now is the best time to sell, don’t hesitate. When you are ready, here are a few tips to help your home sell quickly!

PREPPING YOUR HOME FOR SALE

First impressions are everything and you only get one chance to get it right. This makes prepping your home one of the most important things you can do before you even list.

First, remember less is more. When you have potential buyers come to your home, you want them to see the property — not your personal belongings. Eliminate any clutter, make the home easy to walk through, and showcase what about the house you originally fell in love with. For example, if you have a beautiful kitchen, keep the items on the counter to a minimum so buyers can see how they could use the kitchen themselves. If you have a beautiful view, be sure buyers can see it and it’s not blocked by shades or furniture. Or, if you have a great room for entertaining, demonstrate how a buyer could make the space their own. Buyers want to envision how they can turn a property into their own home, so the more neutral you make your house, the more people can relate to it.

Secondly, I always suggest doing a home inspection before you list. Not only will fixing any small or noticeable repairs help you get closer to your asking price, but it will also help gain the trust of buyers when you disclose any bigger issues up front.

PRICING

Every seller’s needs and objectives are different. As such, a realtor needs to develop a pricing strategy that is based on your specific goals as well as the market conditions and neighborhood comps. In the current market, inventory is low so sellers have a better chance of getting asking price. Also, depending on how quickly you want to sell, you could test the market to see how much interest you will receive. However, on the other hand, in times when there is more inventory on the market, that means buyers have more options and thus more competition for you.

TIMING

The timing of a sale also is dependent on a seller’s goals. Are you looking to sell before school ends or begins, before summer vacations, or before the holidays? This should all be taken into consideration when you list your home. Other things to consider are homes with a pool sell well in spring, there is generally more inventory on the market in spring and fall, and buyers during the holidays tend to be more serious.

All in all, every seller’s needs are different and it is a realtor’s job to ensure the sales price and timing works with your specific objectives.
